How to Get Your Residential, Apartment and Commercial Developments NBN-Ready the Easy Way

These days, every residential, multi-res or commercial development now requires NBN access for compliance. While there are some similarities in the telecommunications compliance process, each type of development requires a slightly different approach.

So, if you’re wanting to learn the ins and outs of getting your property nbn-ready to achieve the all-important certificate of occupancy and compliance, read on to learn more about the timings, plans, compliance paperwork and on-site works involved in different types of developments.

Residential developments

NBN-Ready the Easy Way 2

Residential developments can come in a range of shapes and sizes, from 2-lot subdivisions to multi-level apartments and broad acre estates. Whatever the type and size, the occupants will want their NBN up and running as soon as they move in, and legislation backs this up.

Below we’ve outlined what you can generally expect in terms of time frames, plans and works that are required, but as individual projects vary in size and scope, it’s always best to talk to a telecommunications contractor for exact specifications and costs.

Time frame: For 2-lot subdivisions, minimum of 3 months, for larger developments at least 6 months from time of application to required service date
Required plans: AutoCAD, AYCA, NBN Pathway or Telecommunications Plan
Paperwork for compliance: VC81 docs/ Form 1 and 2 (in Victoria)
Typical on-site works: Pit and pipe construction, remediation works, trenching, pre-provisioning and pre-wiring, in-home wiring.

Apartments and multi-residential developments

NBN-Ready the Easy Way 3

When it comes to the NBN requirements of apartments, multi-residential or other MDUs, fibre-ready cable pathways must now be installed within the building and to each tenancy. This requires specialised plans and precise works to achieve compliance, which is why this aspect of projects is more often than not outsourced to a telecommunication contractor. Trying to tackle it on your own without the necessary knowledge, skills and experience to get it right, can lead to costly rectification works.

Time frame: At least 6 months from time of application to required service date
Required plans: AutoCAD, AYCA, NBN Pathway or Telecommunications Plan
Paperwork for compliance: VC81 docs (in Victoria)
Typical on-site works: Same as residential (above) plus fibre-ready cable pathways

Commercial Developments

NBN-Ready the Easy Way 4

The different telecommunications requirements of commercial buildings versus residential are many. Most commercial buildings require a less complex pathway than multi-residential buildings, somewhat similar to those found in residential homes but on a larger scale. However, provisions for future increases in demand due to subletting are highly recommended.

Time frames: At least 6 months from time of application to required service date
Required plans: AutoCAD, AYCA, NBN Pathway or Telecommunications Plan
Paperwork for compliance: VC81 docs (in Victoria)
